About Morgauge

Mortgage intelligence for professionals who need clarity, speed, and auditability.

Our Mission

Morgauge was built to give mortgage brokers, loan officers, and financial advisors a single platform for evaluating loan scenarios with institutional-grade rigor, without requiring institutional-scale infrastructure. We believe that every mortgage professional should have access to deterministic, versioned, and auditable calculation engines backed by current agency guidelines.

What We Build

Morgauge is not a generic calculator. Our platform evaluates Conventional, FHA, VA, and USDA loan programs against the same borrower profile. Each run computes monthly payments, DTI ratios, LTV, cash-to-close, mortgage insurance costs, LLPA adjustments, and 30-year net-worth projections in a single, structured workflow. Every calculation references versioned rule tables and produces an append-only audit trail so you can reproduce any result from any point in time.

Who Uses Morgauge

Mortgage Brokers

Compare programs side-by-side and generate branded PDF reports for borrower consultations.

Loan Officers

Evaluate DTI, LTV, reserves, and risk flags before submitting to underwriting.

Financial Advisors

Model 30-year wealth outcomes factoring home appreciation, investing, and mortgage costs.

Processing Teams

Standardize scenario intake across the team with consistent rule checks and audit trails.

Our Principles

  • Deterministic, not probabilistic. We use versioned rule tables and deterministic engines. Never black-box AI for regulatory calculations.
  • Auditability as a feature. Every calculation references its rule source and effective date. Reports are snapshots, not live recalculations.
  • Compliance-safe language. We never claim to predict loan approval, estimate approval probability, or replace underwriting judgment.
  • Built for professionals, not consumers. Morgauge is designed for people who originate mortgages, not for borrowers shopping rates. The interface is dense, data-rich, and keyboard-efficient.

Data Sources

Morgauge calculation engines reference publicly available guidelines and data from:

  • Fannie Mae Selling Guide and LLPA matrices
  • HUD Handbook 4000.1 (FHA Single Family Housing Policy Handbook)
  • VA Pamphlet 26-7 and Circulars
  • USDA Rural Development handbooks
  • FHFA conforming loan limit announcements
  • FFIEC HMDA public data
  • Freddie Mac Primary Mortgage Market Survey (PMMS)

Regulatory changes may take time to be reflected. Users should verify calculations against current, official guidelines.
